Terms and Conditions

By making a booking with IseoLake Places Srl (hereafter “The Host”, “we”, “us”), the Guest agrees to the following Terms & Conditions:

1. Bookings

1.1 The Guest may place a reservation and complete payment through the booking system; however, the booking is considered confirmed only after the Host issues a separate manual confirmation email. Until this confirmation is sent, no booking shall be deemed accepted, regardless of payment status.

1.2 Rates are quoted in EUR per night, unless otherwise specified. Rates including all taxes

1.3 Check-in time begins at 15:00; check-out is by 11:00, unless otherwise agreed in writing.

1.4 The rate is valid for the number of persons specified in the booking. Any additional guest must be approved in writing in advance; extra fees may apply. Maximum occupancy is 4 guests.

2. Payments

2.1 50% of the entire stay is due at time of booking.

2.2. Remaining balance due 30 day(s) before arrival. 

2.3. Mandatory cleaning fee of EUR 100 is required and added to every stay. .

2.2 Payment can be completed online using any accepted credit card or via PayPal.

2.3 If the cleaning fee and the security deposit (as outlined in Section 4.2) are not paid at least 3 days prior to arrival, the Host may cancel the booking and retain all amounts already paid.

3. Cancellation Policy

3.1 Cancellations must be made directly through the reservation link provided in your booking confirmation. The effective cancellation date is the date and time the cancellation is submitted via that link, based on the cut-off time of 11:00 CET.

3.3 Cancellations made between 30 and 15 days before check-in are subject to a 50% charge of the total booking value.

3.4 Cancellations made within 14 days of arrival are subject to a 95% charge of the total booking value.

3.5 Requests to change booking dates are subject to the Host’s approval, availability, and applicable rate differences. If the requested change cannot be accommodated, the original cancellation terms will apply.

3.6 Early departure by the Guest does not entitle any refund for unused nights of stay.

4. Damage and Security Deposit

4.1 The Guest is responsible for any damage caused to the property, furniture, fixtures, or equipment during their stay (beyond normal wear and tear), as well as for any missing items or excessive cleaning required. Any such costs may be deducted from the security deposit, and if the costs exceed the deposit amount, the Guest will be charged for the difference.

4.2 A security deposit fo EUR 500 is required for all stays and must be payed no later than 10 days before arrival. The amount depends on the duration of the stay. 

4.3. If you pay your reseravtion with credit card, we will pre-authorize your credit card 1 day before arrival and void it 4 days after departure in case of no damaged claimed.

4.4. Deposit paid via a bank transfer will be transferred back within 10 days after departure to the stated bank account in case of no damage claimed. 

4.5 Failure to pay the security deposit on time entitles the Host to cancel the booking, and all amounts already paid by the Guest will be forfeited as liquidated damages.

4.6 Check-in will be permitted only if the full security deposit is paid / pre-suthorized prior to arrival.

4.7 The Host will inspect the property within 72 hours after the Guest’s departure. 

5. Insurance and Liability

5.1 It is a condition of the booking that the Guest has comprehensive travel and health insurance covering trip cancellation, personal accidents, property damage and third-party liability.
5.2 The Host is not liable for any delay or failure to provide services caused by circumstances outside its control (force majeure), including but not limited to weather events, water/electricity supply interruption, government action, or third-party services.
5.3 The Host accepts no liability for personal injury, death or loss of personal property within the premises. Supervision of children and their safe use of facilities (pool, terraces, stairways) remains the Guest’s responsibility.

6. Guest Conduct

6.1 The Guest and party must act with due care, respect the property, the furnishings, and any communal rules. The Host may ask any guest to vacate the property without refund if behaviour is unacceptable.
6.2 Smoking is prohibited inside the property unless in designated outdoor areas. Improper disposal of cigarette butts or failure to respect smoking zones may incur additional cleaning charges.
6.3 The property is privately managed and intended for personal retreat. Sub-letting, events, parties or unregistered guests are not permitted without prior written consent.
6.4 The Guest must ensure that no illegal activity or use of illegal substances occurs on the premises. Any such activity may result in immediate termination of the stay without refund and the Host may notify the relevant authorities.

6.5 The Guest must repsect the quiet hours between 12.00-16.00 and after 23.00

7. Amenties, Facilities and Outdoor Areas

7.1 The property offers the amenities described on the website, including but not limited to infinity salt-water pool, gym, terrace, gourmet kitchen and more. Use of all amenities is at the Guest’s own risk.
7.2 The pool and gym are communal areas and are subject to opening hours, safety instructions, and any occupant limit. Children must always be supervised. The Host is not responsible for injury or misuse of facilities. The pool is operating between April and October.
7.3 The Host reserves the right to modify or withdraw any facility due to maintenance or safety reasons without prior notice and without entitlement to refund.

7.4. Use of balconies and terrace railing is not permitted for drying the clothes. The Guest must use the clothes rack located in the property. 

7.5. It is not permitted to use glass bottles and bring food to the Pool area.

7.6. The gym equipment must be swiped of sweat in respect to other Guests after use. 

8. Complaints

8.1 Any issue arising during the stay must be reported to the Host immediately so remedial action can be taken.
8.2 No claim or complaint will be accepted once the Guest has vacated the property without notifying the Host during the rental period.

9. Valables and Guest Belongings

9.1 The Host is not responsible for loss, theft or damage of personal items. Guests should ensure valuables are stored securely and personal effects insured.

10. Applicable Law and Jurisdiction

These Terms & Conditions and all booking contracts shall be governed by Italian law. Any dispute shall be subject to the exclusive jurisdiction of the courts in Bergamo.

11. Agreement

By paying the deposit and accepting the booking terms, the Guest agrees to abide by all the above Terms & Conditions.
